The gated beachside unit sits inside a Ponte Vedra Beach or Jacksonville Beach community, where a gate code and a single visitor spot have to clear before the truck even reaches the building.
The Riverside or San Marco walk-up sits two or more floors up in an older building with no elevator, and cost rides on the stairs and the narrow street parking rather than the gate.

Why ground-floor doesn’t always win
A ground-floor unit should beat a walk-up since nobody’s hauling a couch up three flights, but a few property rules can eat the savings. Some Jacksonville buildings and gated communities ask for:
- A reserved loading window. Certain buildings only grant a two-hour loading window at the curb, and once that window shuts, the crew either sits and waits or has to come back on a later day.
- One approved staging spot. Whatever gate code or numbered space the property assigns, Alicia locks it in before your date instead of the crew guessing at the curb morning-of.
- A visitor certificate of insurance. A handful of managed communities want one on file; Alicia sends it over so the gate never turns the crew around.

The flat rate is the whole number for a move anywhere in Duval County. A walk-up doesn’t change the number, and neither does the mileage between the truck and your door.
